The calls we get
The shower goes cold halfway through. The hot water comes out rusty or smells like metal. The tank rumbles and pops when it fires. There is water pooling on the basement floor, or a steady drip off the relief valve. The pilot will not stay lit, or the breaker keeps tripping on an electric unit. Any of these is reason enough to call.
If the tank itself is leaking, do this first: shut off the cold supply valve on top of the heater, turn the gas control to off (or flip the breaker on an electric unit), then call us. A leaking tank does not fix itself, and the longer it sits the more water damage you eat. Our emergency plumbing crew covers leaking tanks day or night.
What happens on the visit
We start with a real diagnosis, not a sales pitch. We figure out exactly what failed and check whether the part or tank is still under manufacturer warranty. Most tanks carry a 6-year warranty, and we will call the manufacturer to confirm yours. Then you get your options with prices in writing before any work starts. The dispatch fee ($79 in our core area, $89 across Greater Akron) rolls into the job if you approve the work. Full details are on our pricing page.
Trucks are stocked with common parts and tank sizes, which is why most repairs and standard swaps wrap up in one trip.
Repair or replace, honestly
Rule of thumb: repair if the unit is under 8 years old and the fix costs less than half of a new heater. Replace if it is 10 or more years old, leaking from the tank body, or needs major component work.
| Repair usually wins | Replace usually wins |
|---|---|
| Under 8 years old | 10 or more years old |
| Fix costs less than half a new unit | Leaking from the tank body |
| One failed part (element, thermostat, valve) | Needs major component work |
We do not run scare tactics. Sometimes replacing a $350 part is the right move for now, and we will say so. We also service big box store heaters from Home Depot and Lowe’s. The warranty and parts process is different, but we are authorized to work on them.
Factory-listed installer, not just self-described
We install the brands we recommend, and you can confirm it straight from the manufacturers instead of taking our word for it. Mackin & Sons is listed in their installer directories:
Tank water heaters
The standard choice for most homes, and still the right one for plenty of them. We repair and replace gas and electric tanks from all the major brands, including Rheem, Bradford White, and A.O. Smith. Expect 8 to 12 years from a tank in this area, less if it never gets flushed. Hard water drops sediment to the bottom of the tank, which is the rumbling you hear and the efficiency you lose.
Tankless: we install Navien
When we install tankless, we install Navien. Condensing units running 98 percent plus efficiency, 20 to 25 year lifespans, endless hot water, and a footprint the size of a suitcase on the wall. Federal tax credits can take a real bite out of the upfront cost, and the upgrade math works best when you are coming off a power-vented tank, though atmospheric vent and even electric tanks can convert.
Here is how a storage tank and a Navien tankless stack up:
| Storage tank | Navien tankless | |
|---|---|---|
| Lifespan | 8 to 12 years | 20 to 25 years |
| Hot water | Limited by tank size, can run out | Endless, heated on demand |
| Space | Full-size tank on the floor | Wall-mounted, about the size of a suitcase |
| Efficiency | Standard | Condensing, 98 percent plus |
| Upfront cost | Lower | Higher, federal tax credits help |
Sizing is everything with tankless. An undersized unit shuts off mid-shower or slows your flow to a trickle while the heat exchanger catches up. We size to your actual household demand, not a guess. We also service and repair every tankless brand out there, including Rinnai, Bosch, and A.O. Smith, even though we only install Navien.
One honest caveat: whole-house electric tankless rarely works. Most homes do not have the incoming electrical capacity, so electric tankless is usually a point-of-use fix for one bathroom or a laundry, not the whole house.
Electric water heaters and hybrids
Electric tanks make sense in homes without gas or where electric rates beat gas rates. We replace heating elements, thermostats, and tripped reset switches, and we handle full installs including wiring, connections, and hauling out the old unit. Steel tanks come with 8-plus year warranties, and composite tanks carry lifetime warranties. Hybrid heat pump models split the difference: tank-style storage with far lower operating cost, good for 10 to 15 years. Switching from gas to electric is doable in most homes, but we evaluate your panel first. And if a new gas unit needs a line run or resized, our gas line work covers that on the same job.
Expansion tanks
If your relief valve drips or your pipes bang when the heater runs, the problem might be pressure, not the heater. As water heats it expands, and if your home has a check valve or backflow preventer (common in newer builds), that pressure has nowhere to go. A thermal expansion tank absorbs it. They last 5 to 10 years, and when the internal bladder fails, pressure spikes force leaks at fittings and relief valves. We size them to your heater and water pressure and install them to code.
Maintenance and Northeast Ohio water
Akron-area water is hard, and hard water is what kills heaters early. Sediment builds in tanks, scale chokes tankless heat exchangers. An annual flush and an anode rod check buy you years. On tankless, we flush after the first year to see how the internals look, then set a schedule anywhere from 1 to 5 years based on what we find. A lot of the 1950s through 1970s housing stock around Wadsworth and Barberton still vents tanks up old masonry chimneys, which limits your replacement options and is exactly the kind of thing we sort out on the quote. If hard water keeps eating your equipment, a softener from our water treatment side protects the next heater too.
Why a licensed plumber and not a handyman
A water heater touches gas, electrical, venting, and pressurized water, all of it code-regulated. A bad vent connection can push carbon monoxide into your home. A capped relief valve can turn a tank into a hazard. We work under our Ohio plumbing license, insured and background-checked, and every install carries a minimum 1-year warranty.

What customers say about water heaters
Mackin & Sons was very quick to get me on their schedule. Anthony did a great job replacing my water heater and made sure the replacement had no defects. He coordinated with my home warranty company as well. Thank you for fixing this so quickly!

Mackin & Sons provided excellent service when my water heater failed. They got me on the schedule the first day I was available and gave me a written estimate with options to repair or replace. I chose replacement, and they helped me secure financing. Josh and Ethan did a fantastic job fitting a 40-gallon water heater and drain pan into a small opening that previously held only a 30-gallon.
They installed a tankless water heater for us and completely re-routed the exhaust at no charge. I feel confident giving them my money because I know they will do good work and stand behind it too. Mackin customer for life.

Water Heaters: common questions
How much does water heater repair or replacement cost in Akron?
Most repairs run $150 to $600 depending on the part: thermocouple, heating element, thermostat, gas valve, anode rod. A standard tank replacement typically runs $1,400 to $2,800 installed, with tankless and hybrid units higher. You get a flat, written quote before any work starts.
How long does it take to replace a water heater?
Most standard tank swaps are a single visit, usually a few hours, because our trucks carry common sizes. A tankless conversion takes longer since it involves new venting, gas line sizing, and condensate drainage. Plan on most of a day for those.
Can I replace a water heater myself?
Flushing the tank or testing the relief valve, sure. Full replacement involves gas, venting, electrical, pressurized water, and code requirements like expansion tanks, and a bad vent connection can put carbon monoxide in your house. This one is worth a licensed plumber.
How long should a water heater last?
Standard tanks last 8 to 12 years, tankless units 20 to 25 with proper maintenance, and hybrid heat pump models 10 to 15. Akron-area hard water shortens those numbers if the unit never gets flushed. Annual flushing and anode rod checks stretch them out.
What are the warning signs my water heater is failing?
Rusty or discolored hot water, rumbling or popping noises, water that runs cold faster than it used to, and moisture or pooling around the base. A drip from the relief valve often means a pressure problem, not a dead heater. A leak from the tank body itself means replacement.
