We know concealed leaks can be invasive and expensive. Our approach is to start with the inexpensive and non-invasive route, even if that doesn’t provide 100% confirmation. For instance, the toilet above the kitchen may be the cause of a small discoloration on the kitchen ceiling, and you may not want to have a hole cut in your ceiling when we can be fairly certain the toilet above just needs to be reset. On the other end of the spectrum, pinhole leaks in copper water lines usually require drywall to be removed to get 100% confirmation. Our techs use their experience of common leak points coupled with moisture meters, inspection cameras, and even thermal leak detection equipment to find your leak in the most non-invasive way possible.
If you’re home while we’re there, we’ll walk you through our every move. If not, we send you pictures along the way. Once we’ve pinpointed the cause, you get options for repair in writing, before we move forward. Many leak detection calls turn into a quick toilet reset or maybe a tub drain repair. High water bill notices can be as simple as a new toilet flapper. One of our favorites is the Flo by Moen Smart Water Monitor. It is installed on your main incoming water supply line and will monitor your system for leaks around the clock. If a leak is detected, you get an alert on your phone and, if the leak is serious, the main water valve is automatically shut off, even if you’re not home. For the drain side of the system, leak detector sensor pucks under sinks and beside the water heater can also trigger an alert on your phone so the issue can be checked.

How do plumbers find water leaks without tearing up walls?
Experience and process of elimination come before anything else. The water meter can show whether a leak exists, isolating fixtures and lines one at a time narrows it down, and shutting down the water heater can tell us if it's on the hot side or the cold side. Only after the evidence agrees do we open anything, and we open the smallest spot that gets us to the pipe.
Why is my water bill so high all of a sudden?
The usual suspects, in order: a running toilet, which can quietly waste hundreds of gallons a day, a dripping faucet or stuck softener valve, an irrigation or outdoor line, then a hidden pipe leak. Try this first: turn everything off, note the meter reading, wait two hours without using water, and read it again. If it moved, call us and say so. That one fact saves you diagnostic time.
How much does leak detection cost?
We come out for a basic diagnosis under our standard service fee. In some cases, we propose cutting some drywall (which has a fee) so we can be 100% certain about the leak before giving you repair options. For in-depth diagnosis where lengthy testing is required we may have a separate diagnosis fee, but we'd let you know that ahead of time.
Do you diagnose leaks on slab homes?
Yes, we do, and we make those repairs. For that type of leak, we work with a company that provides thermal imaging or sound detection diagnosis, which can pinpoint the leak to a very small spot and reduce the need for extensive demolition.
The meter is spinning with everything off. What do I do right now?
Close your main shutoff valve. It is usually in the basement on the street side, near the water heater, or at the meter. Then call us at 330-825-3686. If the valve won't turn or won't stop the flow, say that on the phone, because a seized main shutoff changes what we bring.
Does homeowners insurance cover water leak damage?
Policies differ, but the general pattern is that sudden failures, like a burst pipe, are often covered, while damage from a slow leak that ran for months often is not. That gap is the argument for finding leaks early. Either way, we document what we find so you have something real to hand your adjuster.
Can the leak be under the slab or out in the yard?
Yes, and those are the ones that hide longest. A warm floor spot, a heaving crack, or a soggy yard patch between the meter and the house are the tells.
